TPO is a single-ply membrane common on flat and low-slope roofs, heat-welded at the seams. It fails at those welds, at penetrations and curbs, and through punctures from foot traffic or debris. Repair is a welding job rather than a patching one — adhesive patches on TPO are a temporary measure at best, because the material does not bond reliably to anything other than itself under heat.

The mountains get real freeze-thaw cycling: water works into a hairline gap in flashing during the day, freezes overnight, expands, and opens the gap a little wider.
