Soffit and fascia repair
The boards behind the gutter
EPDM is a rubber membrane used on flat roofs, bonded rather than welded, with seams made using tape or adhesive. It fails at those seams, at upstands where the material turns up a wall, and through shrinkage over time pulling the membrane away from its terminations. It is durable in the field and repairable almost indefinitely, so a leaking EPDM roof is rarely a replacement job.
Lookout Mountain sits in the Blue Ridge foothills, which puts it in a different roofing climate from most of Georgia. The mountains get real freeze-thaw cycling: water works into a hairline gap in flashing during the day, freezes overnight, expands, and opens the gap a little wider. Repeat that through a Walker County winter and a joint that was watertight in October is leaking by March. Ice at the eaves is the other one — meltwater running down a warm roof refreezes over the cold overhang and backs up under the shingle course, which is how water ends up inside a roof with no visible damage at all. Steep pitches shed snow well but make access harder, and older stock here runs to standing-seam and pressed metal, which fails at the fastener rather than the panel.
Lookout Mountain has a population of about 1,641, and the housing stock here sets the pattern for what fails first on a roof.
Over many years, slightly — enough to put tension on upstands and terminations, which is where older rubber roofs most often fail. It is repairable by releasing and redressing the affected edge rather than recovering the roof.
No. They are different chemistries and the adhesives and tapes are not interchangeable. Using TPO products on EPDM produces a repair that looks fine and fails within a season.
